I can give you a great example of why going with local credit unions would be better. Last year I also sought out an investment loan for a single family where the purchase price was 70k and the loan would be for about 53k. Quotes from BOA and Wells Fargo were high 5’s and mid 6’s. I spoke to my local credit union and they offered me a rate of 4.8%. Went with the local credit union..

When we look at income, is it based on net or gross income?

Spent too much, under estimated the rehab and time frame and also got the ARV wrong all in one project so I can tell you ll never make those mistakes again lol.

@Amer Mallah for instance if you get to a total of 10k for capex, will you keep going or stop there and start over once a huge improvement needs to be made?

Hello everyone,

   At what point do you stop saving for capex, vacancy and maintenance? I know everyone has different savings goals so I’d like to hear a few opinions.
