Systems for smooth landlording

Hello BP,

   I am a brand new investor out of Connecticut. I just closed on my first property last month and it is currently under renovation. I have read brandon and heather turners landlording book as well as Landlording on autopilot. I wanted to hear about the different strategies others  use to facilitate smooth landlording. This could involve anything from lease signings, handling complaints, maintenance etc. Whatever advice offered would be wonderful. Also want it from the prospective of having just a few homes where a bunch of outsourcing would not make financial sense at this point.
