@Jerryll Noorden There is a new way that wholesalers have been listing properties on the mls through “novation agreements”.

 How do you keep that hidden in an assignment when they’ll need the original purchase contract as well as the assigned to proceed with the deal? Only way to actually hide it is to double close right?

I’d also like to argue that a lot people like to talk about math but never the piece of mind way. Not everyone wants to own an empire of 1000 units to brag about. Sometimes it’s about piece of mind. Did you know that a paid off 30 units could also net you what a leveraged 150 units would bring in?

With my SF BRRRs I always have the house empty when the appraiser comes through. I feel like they can better visualize the improvements I made.

Hello All, 

   I wanted to hear from current landlords that own property in the city of hartford. What parts of hartford do you invest in? What do you collect for rent for 1, 2, 3, and 4 bedroom units/sfh in the area of the city that you invest in? Reasons for choosing that particular area of hartford as opposed to another? I have done some preliminary research but trying to get some practical info from actual landlords.
