It's a condo. However I'm not looking to engage in dealflow on this thread. I'm just inquiring on different ways to list.

I live in CA and own a property in NC that I need to sell. Given that demand is quite high am wondering if I can sell it myself without having to pay the 6% agent commission. I think OpenDoor etc are some other options. 

Wondering if folks have any advice etc on selling property as an owner out of state? Any services that can help. The goal is to keep the selling price high but keep costs low.

Hi there, 

Any feedback on Mynd Property Management, specifically for Atlanta https://www.mynd.co/

I need management for 2 properties in the metro Atlanta area. Their services cost comparably less than the other swathe of mgmt services in the area. Before you all strike me down for 'if it's too good to be true, then it likely is' commentary, please note that:

I see a mix of both negative and positive reviews for them across the board, and some folks have undoubtedly have had good experience. (I realize that while they are serve many geographies, services can vary across places, hence my desire for Atlanta specific feedback.)

Also, I'm looking for mgmt of SFRs in the 1700$ monthly rent price point. One is brand new, the other is 12 years old in good condition. Given these factors, I feel maintenance issues etc are likely to be low to none. Hence I feel that I don't need as much 'hands on' mgmt as some other properties do. If I was local I may tried to manage them myself but unfortunately I'm in California.

Hi @David Burrell mind telling me who did you switch to for Atlanta - need to make a quick decision whether to use Mynd or another? Mynd's rates are quite compelling

Thanks Merv. I opted to walk away in this case as extending the loan was costing me money. Maybe I should just have just cancelled the loan but held on to the deal otherwise. In any case, I can reach back out to the owner later to see the status of the repairs.

I'm currently in contract to buy a place in Alabama that I found via Roofstock. We were about to close when very sadly the property got hit by the tornado last week :( While nobody got hurt, damages to the property. Trying to get an assessment about the extent of loss. So now I'm wondering:

- Should I still pursue the property, extend the loan, get an assessment of damage and see if it can be repaired by the seller in reasonable time? 

- Or should I cut my losses (about 1K worth of appraisal plus property inspection) and move on from the deal?


What would you do?

Hi there, 

I'm looking to buy a home in Sayulita (a neighboring town of Puerto Vallarta). Goal would be a small unit, close to the beach, where I can live a few months and rent out the rest. Prefer something close to turnkey. 

Anybody has advice on investing and owning a home in that area, and/or a realtor they can recommend?
