Weird situation I find myself in. 

I'm a remote landlord and recently placed a new tenant at my SFR in Macon, GA in August. Conducted standard due diligence (credit scores, income verification, prior references) and I talked to her multiple times.

She moved in August 16 as agreed. She however has not paid me any rent. She did pay the security deposit when we signed the lease but did not pay last month or this month’s rent. I typically collect rent via Hemlane, which has worked quite well so far. 

I have attempted to call an email her multiple times to remind her, but to no avail. She’s totally ghosting me now. 

What are my options? Should I start an eviction process? Or is there  simpler way. I’m remote so this makes it all a little stressful.

Hi all, thank you so much for the inputs!

I decided to buy a couple of portable units for the tenants. 

On that note, if you have a recommendation for an air conditioning repair company in Atlanta, 30349 area code.

The a/c in my unit broke down in my rental unit and it may take a week to get it fixed. 

The tenant wants to buy a portable a/c as currently it's hot in Atlanta.

They are requesting to buy 2 units from a nearby store and then return the units when the a/c is fixed. 

However they don't have cash or credit card available. They are asking if I can buy the units for them and they'll return in time.  What can I do to protect myself, to make sure they return the units in the required condition / timeframe to the store?

I have two properties with Hemlane now. Quick feedback on the key points raised:

- Agent for leasing - this one all depends whether they've an agent for the area or not. I needed one for a small GA city and they had to look for one. She turned out to be fairly decent. Paid her 100% of leasing costs. 

- Maintenance - They are quick to respond and the direct helpline is great. Hope the QOS stays up. For me its great to have visibility into communication with more expensive repairs etc. The one thing I miss from a traditional PM is that a good PM would often coach the tenant into self-help and maintenance, hence pre-empting the need for expensive repairs down the line.
