@Manuel Alexander Welcome to BP! Omaha is a great place to invest. I live in Minneapolis but invest in Omaha and Council Bluffs. Wholesaling is a great way to get started. Househacking is a great first investment as well.

First off congrats on taking the step into real estate and I think going for a duplex is a really good first investment. 

True, this is a seller's market but there are still deals to be found. Either you have to find value in properties others don't see on the surface, be in the fast lane and offer quickly when a good deal comes on the market, or find an off market property to reduce the competition you have to bid against. 

A good real estate agent can help you determine the value of a property. No appraiser should be necessary for this point. I like to teach my clients how I value properties and help them become experts in their market.

Some people are waiting for the market to go down and some are not. Personally, I am not waiting and I am buying properties myself and helping clients buy property. Both on the MLS and off. Patience is key!

I have used the BP forms in the past but ended up adding some things to the lease so they fit my business a little better. I would suggest using a lawyer if you need to add anything to it to fit your business. Sorry, no Wisconsin referral.

Hey Josh! I live in Minneapolis and invest both out of state and in Minneapolis.  I have properties in the Omaha, NE and Council Bluffs, IA. Also, I have a 6 plex in Minneapolis that I self manage. 

Omaha/CB has been great because of the low entry cost and I have some connections down there with local lenders that help a lot. It is a great market but much flatter in terms of appreciation when compared to Minneapolis. 

In Minneapolis I can rent a unit very quick as the rental demand is sky high. Also, the appreciation is a lot higher in Minneapolis. As a long term investor the appreciation is very appealing to me. 

I am also interested in Des Moines, IA and Kansas City, MO.

Hey Mike, Welcome to BP and congrats on making the choice to go into real estate. I think part-time is  very feasible and you could get into 1 or 2 projects and see how they go. I think a good way to start would be to partner with someone who is doing what you would like to do. Learn as much as you can in the mean time and then get hyper focused on what you want to do. I think commercial or mixed use is a very exciting space right now.

Meetups are a great way to get out to meet people. Find some people you would like to take to coffee or lunch. I host a meetup that is all open networking and no speaker. It is called REI Social and we host at various breweries. Posted on BP and meetup.com. I like to go to 1 meetup a week around the cities as well.
