Taking a loan from it is the best option. That is what I have done in the past.

Hey Hank, This is a great goal to have and an awesome way to get into real estate investing. I would suggest connecting with 2-3 lenders to see what options they can provide for you. Not all lenders are created equal. If you need a reference just let me know. There are a couple other low money down options for owner occupants.

203k loan will require licensed contractors to complete the work. 

Make sure to conservatively estimate the expenses on a given property. $10,000 will dwindle very quickly if it is a problem property or you simple don't forecast costs accurately. In the beginning you'll need to rely on contractors for these estimates or experienced partners. 

Start building your team early! (contractors, lenders, realtor, etc) 

And network a lot! I host a monthly meetup in South Minneapolis you can find under the events section on BP. 

Taking action is #1 to success. Always take action to your goal in some way and you will get there.

Hey there, I am a local investor and also an agent in Minneapolis and I think the Phillips area has some parts that are much nicer than others and in that sense it is very "block to block". None of which are "war zones" or dangerous areas. Some areas of South Minneapolis are very hot and the prices have gotten to be very inflated. I think in Phillips you can find some good properties that are at price points that make much more sense than other areas. I have a colleague that invests in east Phillips and gets great cash flow and easily finds well qualified tenants. Good luck in your search.
