networking is everything. Just keep meeting good people and keep being a student.

Find your own deal. :-P  I think with cold calling and hard work you can find your own deal and "beat the market" where ever you live. It just depends on if people are willing to work hard enough and long enough. Good luck on your journey!

Hi Lais, BP helps a lot with education and networking but taking action is key. Once you have enough education go out there and take some massive action. 

On the flip side, always remain a student. We will all plateau in our successes if we don't continue to learn and grow.

This sounds really tricky. I think you don't have much to argue since they didn't sign a lease before moving in. Always require this before they move in. I can recommend a landlord tenant law attorney if you need.  Did they pay an initial pet fee? If not, you could try to ask nicely for that.
