@Justin Windham

Hi Justin can I live in a property(owned by solo 401k) but as a tenant paying monthly rent to my own LLC?

@Jesse Rivera

Ok I will get in touch ,thank you.

@Justin Windham

Thank you this is helpful.

Hello

I have 401k from my previous employer and instead of maintaining a SDIRA I wish to invest in real estate perhaps on a owner occupied multi family if that's feasible( if not at least on an investment property,) I also currently own a rental income property and also planning to start an LLC for software consulting with one or more employees.i would like to know what would be the best way for me to strategize so I can invest in real estate using 401k from my past employer.

@Dave Foster

Thanks Dave.How can we make the lender come and want to sign the refinance papers?

I guess I will have to somehow demonstrate to the lender that I have strong cash flow?

It's been only a few months since I joined bp

and already reaping the benefits by getting new insights in to real estate from experienced members.I wish there was a similar platform for stock market as well appreciate if someone can share such a platform (if any) for stocks.

@Matt Devincenzo

Thanks a lot Matt,I thought the stipulation for

"Tax free gain for the OO portion" is 2 years (which is already the case for me) did that change to 3 years recently?

@Dave Foster

Thank you so much Dave this will help me make an educated decision.I am also somewhat confused on what exactly is equity in the context of refinance,"is it the principal amount paid as part of loan payment so far"or

"Difference in appreciation since the property was last bought"

@Alan Grobmeier

Thanks Alan the 'hook' holds true regardless of when I sell the property? say 1 or 2 years after refinance?
