Just from my experience, with a well executed plan there is some great money to be made in these properties. With that said it does take a special kind of person to cope with the demands of these markets, it takes a very tough skin. As one other poster mentioned, focusing on transitional zones in metropolitan areas can be very lucritive.

I got a 3-1 in a decent area of kc for 6k, it needs about 10 will rent for 600.

Fake cameras are cheap and easy, keeping them as lowkey as possible, no visible signed of work or tools.

Also I keep some low income workers of mine floating through houses to stay while they are being worked on.

The thing I just don't get is paying 3-4K in property tax a year for a house that was purchased for 10K or less. The local govt is out of control in Detroit and acting like an anchor on any possible recovery.

I would imagine you could, there is permanent damage to the carpet and paint.

It just so hard to really get the smell out of a place.

From the experience I've had with restoring historic homes, many have floors that slope from settling. Proper leveling and jacking in the basement can alleviate much of the visible signs. Though like everyone else mentioned if you have to ask, get it checked out.

Honestly you have a lot of options in STL to be looking out of market for your first deal. I know it can be rough there but focus your search to the revitalizing areas.

Ok thanks for the clarification.

Yes it's a very sad lesson to be learned in Detroit. The Paris of the Midwest, strangled with regulation, mismanagement, and over taxation.

I really do wish you the best of luck in Detroit. Hopefully new decentralized govt and investment can breath life into the old dream
