Up until just recently open carry was still legal in Kansas City, the city counsel just repealed it though. So a CCW is now my only option. If you work in the city, especially if you're a lady you should have a weapon.

I keep getting 2-3 bed SFR in Kansas City for 15-25k or turn key from 25-50.

6 plexes for 20-50 a unit.

Bring on the green rush! soon it will be ag land for industrial hemp, just that alone makes so much more land feasible for production.

My advice from someone who did get licensed, just get access from an inactive agent. It's really not worth it if that's the only reason to get licensed. If you do want to join with a brokerage I recommend one that does a per transaction or 10 percent split. 50/50 is crazy unless you really feel your broker does 50% of your work.

ARV of 50 sounds pretty unrealistic for that area.

One thing that helped me starting out was trying to take all the emotion out of the purchase, try and think of every way the deal wouldn't work before you start thinking of the money in your account. Its really easy to get swept up in the excitement of the moment, and overlook details that cost in the end.

I have a lot of foreign buyers who LOVE seller financing deals. Most of them have solid RE backgrounds but lack the established income in the US to get conventional financing.

Double check the ease of repossession but if it's as simple as you've stated, it sounds like a good option. Make the extra 8% and always have the possibility of getting it back. Though like another poster mentioned if these guys are putting that much down, its not likely they will default.
