I have a 3 bed 1 bath 890sq.ft property in Detroit. 7 mile and Ryan rd. Area isn't too bad. I spoke with some neighbors as well as walked the property.

Asking price is $5000. 2009-2012 taxes are delinquent at almost $13,000.

Must pay 2009 and 2010 taxes of $8000 immediately. If you do the minor work yourself, materials may run you $1000 or less depending on your preference. If you contract the work out, may be as high as $5000 depending on what your contractor charges for labor.

Has central air and furnace - maybe a year or 2 old. Good roof. Good foundation. Garage could use some work and is not calculated in the repairs as I am not sure what would need done to fix the lean it has. Has great looking bathroom. Kitchen cabinets are good. New pex plumbing. Updated electrical panel.

Newer hardwood in living room and hallway.

Needs paint, baseboards, minor drywall repair, light fixtures, one bedroom door and carpet basically on the inside. Yard needs grooming and maybe trim some trees.
