@Eliott Elias I noticed you are located in Austin. How has your market been responding to your technique? When you're buying to hold these properties are you looking for a property that needs a ton or rehab or are you looking for more of a "turn key" property? I am still learning more about the buy and hold technique.

What has been the best way you found to network? You can never make a bad connection but, networking the a specific group of people can be tough when trying to find the place. Also when you are evaluating your market, what do you look for to know if it will be a right fit for you?

What made you interested in investing in this type of deal?

This house was located in Mableton, GA. What made us interested was the potential of rental comps in the area sitting at about $1,200 to $1,500.

How did you finance this deal?

My Investor used hard money to finance this deal with our in house hard money lender 212 Loans.

How did you add value to the deal?

My Investor just moved here and wanted to start investing in the Atlanta market. She was looking for a property that had a lower sales price, light rehab, that she could be in and out of quickly to use as a rental property. I added value to this sale by digging deep to find her something that matched her criteria and finding solid rental comps within a .3 mile radius of our property.

When you start investing in real estate how do you go about picking a strategy? Are your end goals the biggest decision maker when deciding wether you want to fix and flip, use BRRR, buy and hold? After deciding your strategy when walking a house, what are you looking for to see if that house aligns with your goal? From what I know, comps and days on market are a big deciding factor when it comes to fix and flip as well as rental properties. With investors that buy and hold what to you access? Are you looking for potential growth in the area in upcoming years?
