Thanks, @Russell Brazil I'm really with you on that approach.  I guess I was just curious if there was anything I could/should do with the people I knew growing up, or in college, or in other places I've been over the years.

One of the first recommendations that I always see for new agents is to compile a list of people you know to create your Sphere of Influence.  These are the initial people that we are to begin reaching out to in order to make them aware of what you are doing so that you can start building your business.

As I'm sort of new in town, I'd estimate that less than 10% of my contacts (in gmail, facebook, linkedin) are not close enough geographically to make them people I'd market to for local home buying/selling.  So, my question is, how can a real estate agent properly leverage these out of area contacts?  How (if at all) would you reach out to these people in a way to build your business?

Thanks for your consideration.

How do you approach people in your Sphere of Influence that do not live in your local area?  I've moved a number of times over the years and while I know a lot of people, unfortunately only a small percentage of them are in the area I'm now living and working.

How (if at all) do you network with those people?  Is there a good way to let them know what you are doing?  Is there a way that they can be helpful to you from 1, 3, 5 hours away?

Thanks for your thoughts.

Sounds like you are off to a good start.  I'm a Youngstown native but living in Pittsburgh now.

I'd love to do some investing back home.  It seems to be an excellent area for cash flow.

Best of luck to you with your next steps.

Thanks, guys.  This all sounds like solid advice.  I'll look into both Google Voice and seeing what a second # would mean for my cell phone.  I'll also try to relax a little and not worry too much about it while I'm getting things figured out.

My current cell phone # has an area code that is not local to where I am living/working.  I'm still waiting on my license to be processed by the state so I'm not active yet, but I'm wondering how much of an issue my area code might end up becoming.  What are your thoughts?

Hi @Mathew Saur

I'm a new agent in the Pittsburgh area and a native of Youngstown, OH.  Please feel free to drop me a line if I can help you out in any way with getting your bearings in these locations.

Excellent discussion.  Is there a quick way to discover tax rates in the various locations (not just the ones mentioned above but the area in general)?

Also, do you guys have a good, go to resource for getting a "feel" of the demographics and the pluses/minuses of a community or neighborhood?
