When you deal directly with homeowner if they already a have an agent there still entitled to 3 percent correct. What type of ads do you use. I have roughly a hundred thousand dollars to purchase a property and looking for cash offers between 50/75 with net profit margin no less than 15/20 does that seem feasible. My agent which seems I may need to lose has told me on a couple of occasions we've had the top offer and within hours I get a call back saying we're the back up offer seem a little strange but, who knows maybe not.

I've made several offers over the past month's and none of them have landed. I have made legitimate offers in cash some at asking price when necessary and some below. I not sure if is the way my agent offers the deals or what. Anyone have any advise on better bidding process its very frustrating. FYI without any ludicrous contingency either. One other question one of the agents I'm working with made the comment to figure on 10 percent on selling the home 6 percent on commissions 3 percent on closing and 1 percent for something at this point I can't remember. First hopefully if i ever can get a deal after repeat business i would ask the agent to shave a 1/2 to a point on repeat business on the seller's comm. and i would only think if the margins where good would you consider paying closing cost or splitting them with the buyer but only on those condition unless you we're pressed to unload the property.

Anyone looking to network in Charlotte, north carolina or surrounding areas. Looking for ideas and possibly a partner. Mostly looking for properties under 100k. My fathers a contractor and were looking to do this full time. A lot of my deals are not going through at this point.

Hello, Biggerpocket members I live in Charlotte, North Carolina. Looking for some advise in the real estate market. I'm somewhat new to the business and hoping you guy's may have some tips for the newbie. I placed approximately 4 - 5 bids in the past month and none of the bids have went through. Some bids over the asking price and of course some under. I need a strategy and advise to get a deal at a bargain price and how to succeed in this business. Thanks for any advise.
