Tim, I am the investor and the GC. It seems no insurance company will cover the property unless its occupied. I want to make sure if anything happens to my properties i would have coverage, minus deductible.

I have been rehabbing homes for around a year. I know i need small business liability insurance for my business and property insurance. I'm having a hard time finding someone to cover these types of demands. Can anyone give me advice on this, thanks for the help.

Thanks and sorry it took me so long to respond. The guy that's interested in working the deal offered me 250. That seems to be very low. I told him I need to check around to see what is the average referral fee. He is willing to pay the fee up front. He is not a real estate agent. Thanks for the help.

The bank has agreed to the short sale. I rehab homes for a living and never worked a short sale. I have a person who wants to work the short sale and pay me a referral fee for the home. I'm trying to find out what the average referral fee is for this and sure I woul dnot expect anything paid until the deal was closed. Thanks for your response.

That helps a lot, so the guy at the courthouse has the right to give the option to buy because, he has spoken to the owner (original owner). Now, if I decided to buy the option, I'm assuming they agreed on a price already and I would close with the owner if I thought it was a deal. From this point would he put me in contact with the owner to view the property from the inside? What point does the guy normally get paid at the courthouse? Hopefully, after the closing. Is this a legitimate way to purchase foreclosures? Thanks for the response.

Once the house is foreclosed on does it go to the sheriff sale at that point. If so, is all inventory that is left over listed at the courthouse until the lender post the property with a listing agent. I was informed through my agent he knows someone who sells foreclosures at the courthouse with a 10% fee at the courthouse. How does this work. Can you go and look at the property after searching through the foreclosure list. Not sure how this guy has the right to sell an option to buy the property. Anyone mind telling once the house is foreclosed on how it proceeds from there along with the guy who's selling option's at the courthouse.
