I recently spoke to a rep at www.iralending.com about funding a deal. never used them and I'm curious if anybody at bp has? Seems like they have some decent rates. thnx

did u do an eviction for the tenant & all occupants? (it will cost more) OR just an eviction for the tenants name specifically?

hey this is a problem we all face when bidding on highly visible houses. Have u tried to be the 1st bidder as soon as the house opens up for investors?

This is an issue with hud and some reo's too, wee hv our realtor put the offer in at midnite the day it comes open.

well troy, lets hope there is no agent but if there is, the investor will hv to pay if he really wants the deal. Or with sub to deals, depending on how bad the seller wants out, u can typically get something out if him if u word it the right way when u talk to him...

melissa data is a list broker online u can also try listsource.com and click2mail.com. but I will caution u from @marcus, I did an obituary look up many years ago in my career and it turned out horrible. Theses types of sellers typically need some time to season after the loss. Obits are very current so if u search them I would search 30 days back minimum. When I did that calling I got horrible stories and peeps crying...

there can be several different assignments on1 deal. The most ive done on 1 deal is 3. All parties should be their own buyer or seller and u willbe 100% safe.

we use a broker that offers flat fee seevices. Thats the only way we sell...

I use equity trust company and they issue my ira its own tax ID number that can be used for all W9s and 1099. Who are u using they seem a bit unique

@jerry, have u ever had an issue using the word "deposit" in ur assignment. My attorney says could be misconstrued.
