this is interesting. We wholesale houses all the time from the MLS including private owners, short sales, reo's etc. etc. Why would one want to stay away from a source with free leads? My agent is my right arm. I don't know how I would do this business without her... the seller can can accept any offer they want, my offers are never the highest retail offer. Interesting reasoning....

ah, all great Q's, this list will be your bread and butter, depending on your exit strategy. You can search Zillow for buyers for free. Just do a map of the area you're selling in and look for the low sold amount homes. Typically investors will be the lowest dollar solds. You can also get a realtor to pull a list of cash transactions in the last 6 months. I like the section 8 land lords lists also, those guys are buy and hold investors. You can also use realquest.com, a paid service to pull low solds in your area. putting out "cheap house for sale" signs will bring in buyers too. It doesn't hurt to have a squeeze page working for you also. If this helps, pls vote for my post, good luck. And make sure to ABC, always be closing...

it sounds like you may be stepping on another investors deal. Is it possible to get a contract release for the current deal that way you know it is dead? you may be able to get the release if the current contract is expired as well. Pls vote for this post if u find it helpful...

great q john. If u would've asked this question back in 2004, most of us were being trained that a negative cashflow is ok. Meaning buy the house, get negative cashflow because the rent didnt even cover the mortgage, then sell for a $30k profit in 1 or 2 years. obviously that strategy was hugely flawed... so nawadays, we like to have @ least $300 monthly cashflow after debt servicing, taxes, insurance, and home warranty. We're getting higher cashflow from using ira money to buy but this is just a generality. Good luck john and pls vote for this post if u find it useful...

I have a neighbor that has 2 big *** rotty's near one of my houses. They look like they weigh over 100 pounds each. I don't think they're mean but you never know with a beast like that. We've called the animal control police several time and the other neighbors have as well. The dogs keep getting out because they break the fence every time it gets fixed. Any suggestions to deal with this neighbor because I may lose a good tenant??

yes, in our municipality, it costs more to file an unlawful detainer for more people. You're in luck if your county doesn't. as for rentals, this is a necessary evil if you are considering Real estate a part of your wealth building strategy. I had one that really bit me, after that, I went to ALL section 8 rentals. I love them because they rarely move and they take care of my places. I will say however, I do a very tight screening process. We even do a home inspection of their current property to make sure things look good. I've passed on several peeps because of a horrible inspection. good luck, and don't let this story scare you. This could have been avoided, maybe.. she's doing her best..

Yes, it may get real tricky trying to get a family member out. I had that same problem in the past. It was few days till my date and the damn cousin had moved in but my tenant was gone. That can add several weeks to your pain. @Josiah Swartz is right. You will need to file a notice for the tenant & all occupants on the form. it will cost more but it's wort it. However, I highly recommend just VERY POLITELY, going over to the house with your best smile on and simply offer cash for keys. It has worked for me 100% of the time. You must judge what it's worth to you, or just wait another few weeks after you file again. that could cost more, keep us posted...
