I think you, the original poster, may be confusing hard money lenders and private lenders. Private lenders, in our case, are ordinary people that have a specific amount of capital that want invest with us to flip houses. It has nothing to do with being licensed or having an in MLS number. These people wire the funds at closing and have no interest in doing work to the house. They also have no interest in lending money to several investors as they are typically lending to you only. Additionally they don't have fees or points or anything and are usually excited about a 7-9% return. Most private lenders, in the real sense of the term, are not advertising their money to rent out. U may want to pass on those kats ur dealing with... but keep us posted.

So I think using this 16inch floor tile really sets the new kitchens off. We also like the brick pattern instead of the same ole straight line patterns, makes it pop. Any input on what you guys are using for floor design???

sure, the 2nd can do that too. Typically the 1st has the language included in the DOT, but I've seen it in all of my DOT's.. good luck

 Hey Jeff I hear you. Over time it seems like the more that I pay off my life gets a little bit easier. And I truly believe I sleep Better at night with less debt. Maybe I need to exercise my muscle of understanding debt better.  But I am truly glad that you were able to pay off some houses as well... it is an unbelievable feeling to have..

sounds like u hv a great situation.   id get that money working asap only on great deals.  i never understand why peeps say "dont mix friends/family and business"   ive got my best and largest financing from both &  they all love the returns...   not to mention u build a closer relationship
