wow....  I'm guessing and hoping ur not putting a public notice that u want to get rid of good American citizens that just happen to receive govt  assistance to pay rent to you??????    I'm sure ur text was innocent and u didn't mean to say that u Want to discriminate against those low income folk...    I truly don't mean to give u a hard time but that post will b on the internet for a LONG TIME and I'm sure all of us here at bp hope u had 100% good intentions w ur post.   Im sure you're a wonderful landlord and will do great things in this business..

 Having said that... Section 8 has been great to us over the past two years but we do extensive pre screening. You can end anyone's least or choose not to renew a lease based on what ever personal reasons you have...    just be legal with it.   .good luck to you

Well people are saying talk to the neighbor.  I don't think that's a good idea because I had a pit bull and she only got out of my fence but a few times.   But when she did, I made it a point to let the people that she came in contact with know that I was sorry and that I'm making all efforts to keep my dog contained.   Doesn't look like this is happening here at all.    I think talking to this neighbor is irrelevant.

i had a similar case where the neighbors had 2 big old rotwielders.  they were big as small bears and kept breaking out the fence and coming in my yard.....  after calling the city animal control about 10 times the city magistrate said i could press charges and start fining the owner in court.  id take a quick trip down to ur magistrate 1st to let them know ur concern.  i highly doubt the owner will do anything, in fact my owner told me her rots were friendly and i should just pet them,  unbelievable how some people want their pet to be ur pet...

I'm not sure about giving a discount but we always do 3 year leases. We are looking for people that will not be moving quickly so we can stabilize our cash flow. I highly recommend doing renewable one year leases so people aren't so scared but we let people know 3 years is the minimum...    also I like to collect rent on the 28th of the month seems to work better for us

doug. You better watch out with that "not giving the seller a cent" thing. In our area judges are overturning subject to deals when they are completely one sided and one party gets nothing and another party get something. I wouldnt worry about the due on sale clause. Perhaps you could do a lease option with the buyer. I have also seen lenders in our area do a deed of assumption at closing so you can just take the property back by recording your deed whenever he or if he breaks his agreement on rents.  

BTW pls tell us why this property does not fit your portfolio as you are making $1,000 a month cash flow?

that was pretty darn awesome. I think we get spoiled using the MLS in our area. but this will work grreat for peeps that don't have that access. thnx so much for sharing and I'd love to connect to see what other ideas you may have.

we have taken rent from a 401k. It worked out very well as long as they can show you the letterhead from the provider or a custodian.
