Assignment of Rent
Is the assignment of rent something only reserved for the first lien holder or in the case where the first is current and the second is delinquent can this be used? Does the deed have to have this verbiage? I can find very little on this topic.
I am assuming if the second mortgage wants to get the rents assigned to them they would have to get a judgement to do so?
