I would assume if you are flipping this property and are the seller than the retail buyer would be the one ordering a inspection on the property as a whole. If you are in a hard money loan and requesting a draw and the foundation was part of the repairs that was taken into account then I would assume the inspector would check it before reimbursing you the funds.

permits are 7.00 to 20.00 each I belive the last time I used them. The city deems them to only be legal if it has a permitted sticker and out between approved hours (Friday up to Monday at 12pm or 5pm I belive). Rech out if you have anymore questions. Hey everyone how's it going. Hope your Sunday is well. 

Wanted to get the thoughts from my fellow cash buyers in regards to where you thing the next hot spot in town will be. I'm thinking the Denver heights subdivision along with the near east side spot as well. With it being so close to Dignowity and down town the values will eventually cap and start to bleed over. What are your thoughts and do you thing it'll be else where?

For San Antonio I'd say yes it's pretty common with the type of soil we have. I look at about 15 wholesale deals a week and a little over half of them have some type of foundation trouble.  It's not a huge issue if you have a reliable foundation company that doesn't charge you crazy numbers and you can trust.

Hey everyone how's it going. Had a question about new builds. I know the price will vary in different markets but when you connect the cities water and electric how much does it normally run you? I've been selling a few lots lately to some of my cash buyers and didn't really have a solid idea of how to calculate it in the rehab. Just wanted to me sure I wasn't shorting myself on these type of deals.

Hey everyone how's it going. 

Just wanted to make this post and reach out to anyone who recently found out about wholesaling and need help getting started.
