It cost me $100 to register my corporation in OH and get a license to do business there as a foreign corporation. Another $125 per year to hire a registered agent. Sure beats 10k in attorney's fees and fines.

Great discussion. I think all of the TSP advice is good advice. I am a former federal employee so I understand how all of that works. As long as your 401k balance is high enough, if I remember correctly, the maximum loan amount for the TSP is $50,000. If you are close to that limit you could borrow from yourself and use it to put a down payment on a property. Possibly a duplex and live in one side. There are ways to make this work in your favor. Just a suggestion. Good luck with whatever you choose to do.

Keep learning from this site and invest on your own. You do not need a "turnkey" company to be successful. There are a few out there that are reputable, but you can do this. You just need to work at it and go for it.

No, I am more concerned about rent being in line or just below the average rent for the 1.5 mile radius from the property's address. I am also more concerned about how much capital I have tied up in the house. If the house appreciates that's the icing and cherry on top. The home's value does not translate into higher rent in my mind. The cost of maintaining the house and operational costs are what determine my rent increase every 12 months. 

If the tenant signs another long term lease I will give a discount on that rent increase because I will subtract the turnover costs from the rent increase. I have had the same tenant in that house since March 2017. But I will not discount it to the point that I can not cover the % increase in property tax.
