Thanks everyone. I had been leaning toward MLS, but my husband wanted to go the FSBO route. I feel better knowing that you all agree that it is the best way to go.

@Bruce Lynn I've spoken with my broker and he isn't offering any "free rides". I would have to pay him a small amount plus fees for E&O. But he said he would not need to collect anything if I sold FSBO. So I don't know about E&O being required if you sell FSBO. My services are the same either way. But what I am giving up is the added exposure that the MLS offers and perhaps a better selection of qualified buyers. However, I've seen several FSBOs locally that are real estate agent owned. On the other hand I've seen a few listings on our MLS that are also real estate agent owned. Just trying to get some personal experience anecdotes from everyone to see which way the majority lean towards.

I would love your input and personal experience.  I've decided to sell one of my rental properties.  I've made some improvements to it and it will show really well and with the market being so tight, I think it will go under contract pretty quickly as well.  I will see a very nice gain from the sale and I plan on exchanging it into a property in a different area, nearer to where I live personally.  One concern I have is finding a property that I can exchange into as there is not a lot of inventory.   

I am trying to decide whether I should list my rental property for sale on the MLS, right out of the gate, or start with a FSBO posting on Zillow. I am a Realtor, so I'm saving my commission either way, but I will still need to compensate my broker if I go the MLS route, plus I will have to compensate any selling agent who brings a buyer.

I too work under a small broker.  It may have some down sides, but I like that I can ask him questions any time and he's always available.  He has over 20 years of experience in the area and has focused for the past 15 on property management and investing, so he is a great resource.

Prospect Plus.  My broker uses them.  I'm about to try them myself.  I design my own cards and upload them to their editor.  But they have some good pre-made designs as well.

My gut feeling is that Daytona (Area) will be the next "Tampa".  Just my opinion.

@Nate Bell an S-corp is a pass through entity from a tax perspective.  You cannot leave money (i.e. profit) in it at the end of the year.  However, you can pay for your health insurance via the company and then deduct that cost on the personal side.  It is pretty complicated and you need to discuss with a CPA.  @Joe Splitrock you are way off on the cost of paying for health insurance out of pocket.  For a family of 4 a "normal" policy with a fairly large deductible will probably run you about $2000 a month if not more with costs going up if you are older.  Plus insurance rates go up every year so you have to keep shopping around to try to keep your costs stable.  I have been buying health insurance personally for 20 years and it is an incredible saga of pre-existing conditions, pre-negotiated rates, HSAs, and the ACA.

I can tell you to stay away from Security First if you can help it.  They issued way too many policies without inspections and have bee reorganizing from that.  I've been hearing of a lot of people being dropped.  

The best thing you can do is identify a local insurance agent.  They know the track record of the companies in their area.  

Your insurance company choices might be limited due to the home, specifically the type of roof it has, or its location.  Some companies don't cover beachside. 

If you are in East Central Florida, I recommend O'Quinn Insurance.  I don't know how far they work though.
