Hello there. I am here again to ask your advice and recommendation as a landlord. I have an inquiry from a fourth year college student who has an interest in renting our ADU from June to Sep. He will stay for an internship near our place. I already spoke to his mother who‘S willing to fill up the application and do background check separate from her son. My question is do I have her sign the lease or give her the guarantor form to sign?

Hi Colleen.  I want the midterm rental because the short term rental is too much work for us since we live in the main house. Besides it is not allowed here in my city to do STR.  I listed my ADU at furnished finder and it is fully furnished.  I’ve watched in youtube that some midterm rental landlords require a rental insurance or maybe not.  I guess ive heard, read and watched horror stories about squatters that’s why Ive been overthinking about it.  Like if my availability is a only a month then in california they can still establish tenancy although I have a lease contract that specifies a start and end date of the rental.  It’s confusing to me this is my first time to do this but I want this so Ive been trying to learn.

No problem.  Does your market use real estate agents for rentals?  Mine does.  Tenants pay the commission.  That helps cut down on the time involved.  I know there is an "anti-agent" sentiment on the boards, but if you can find a "good one," it can be a real benefit.  I looked around for 2 years until i found mine.

Hi David. Im not sure but I guess we can choose to have one. I might just hire a property manager so I dont have to deal with this stress. The reason That i stress too much with this screening is because im renting out my ADU. We are living in the main house and I dont want any crazy one renting because I have small kids. Well i guess whther i have kids or not nobody wants to share a lot with crazy ones who intend to squat or destroy the property.

You can do either way.  Find out which works for you.

Pre-screening might be nice with this strong rental market.  Keeps just anybody from showing up and wanting to see the unit.  Saves you time in doing showings.  However, just make sure you either fully screen them ahead of time or be clear that its just some sort of pre-screen.  For example, I'd make it conditional on proof in income/employment, etc.

You MIGHT also see if there is a customary practice in your market area.

Yes Im self listing.  
and yes I now have a prescreening message for any tenant leads so they have a clear understanding of what i require and then ask them to do a prescreening phone call for an interview if they are really interested then they can fill ip the application form etc.  

i am learning a lot here at BP community.  Thank you all for your inputs.

Another question for you all.  Do you require a renter’s insurance? I only want to rent out my unit as a midterm rental so I wonder if you guys require that too.

Hello there.   Do you tell the prospect tenants to fill out the application form first before scheduling a live tour? Or do you schedule a live tour then wait for the serious ones to fill up the application form?

Thank you all for your input here.  I’m learning a lot.  Am i required to tell any tenant the reason if I turn them down?
