Which one do you do first?

Hello there.   Do you tell the prospect tenants to fill out the application form first before scheduling a live tour? Or do you schedule a live tour then wait for the serious ones to fill up the application form?

    I pre-qualify them over the phone, with questions such as:
    The minimum gross income to qualify is $_______. Do you make that much?
    How many people will be living there?
    Why are you moving?
    What animals do you have?
    etc.

    Then if all sounds good, I schedule a showing.

    Then I tell them how to apply.
