Quote from @Carrie Matuga:

@Kristine O. I'm sorry you experienced that. I think there's a lot of good in this community, but there's also a number of people with credentials or experience unknown/unvetted who offer some pretty Debbie-downer advice. Each investor has to pick their own level of risk tolerance for the type of investing they want to do. Sometimes that is governed by where you live and the prices or the types of laws that make it more or less friendly to be a landlord. I think before you pay for advice, search for others that are doing out of state investing and talk to them about your experience. I'm a believer in mentorship and sometimes that comes with a cost, but $15K is pretty high and I'd too be wary of a conversation that started out that aggressively. I am an out of state investor and if you ever want to talk, reach out (for free).

I agree with what you said.  I will reach out to you.  Thank you.

15K seems a bit.....excessive...

But why San Antonio?

Yes excessive for a newbie like me.

san antonio because I did some research that it can be a good investment there for rentals.

Hi Kristine,

I believe that if you were to post exactly what you wanted to learn about or searched the forums for what it is you want to learn that there are many people on here who are willing to give guidance in whatever topic you wanted to learn about.

The information you are looking for is readily available. If you are willing to dig for the information you are looking for it is free for the finding.

Good luck!!!!

Yes I believe so.  I need to be more specific in posting what I want to learn in real estate.  There are still a lot of good people out there who have good intentions of helping newbies like me. Thank you.

I am upset to meet someone from Biggerpockets that I found to be rude. I recently posted in my forum about starting a team out of state specifically in San Antonio, tx. And this guy commented on my post. He also sent me a message. I was browsing his profile in BP but there’s not much activity. He has his own recorded youtube about him in his BP page that says he has been doing this for years that he does not only coach but he offers partnership with 100% financing from him. I decided to give him a call and I finally was able to talk to him. He said “tell me about yourself” and so i started telling about myself. In the middle he cut me out and said “so you reached out to me because you want a coach?” And i said yes. He started telling me what he does that hes not only a coach but a partner that he finances 100% of his deals blah blah and he said ‘it costs 15k to join our team is this what you want?’ And I said ‘well yeah i would like to learn but i dont have 15k’ and he sounded irritated cutting me again telling me ‘forget about the 15k Im asking you is this what you want?’ And of course i said well i want it but i don’t have that money and he asked again ‘is this what you want’ i just said ‘yes but not now’ and he just said ok thank you and we hung up. I’m like upset because Im trying to understand that most of the people here are experienced investors and I respect that you guys dont have time for any BS and would like to continue to invest but I don’t think there’s any need to be that aggressive if we newbies are undecided especially if it involves that big amount of money. We are not millionaires who have a lot of disposal money. We are not BSing either. If we have some amount to invest it’s from our hard work and we understand that there are risks involved in investing I just am not ready to pay 15k or installments to that amount for coaching yet. I would like to meet investors who are willing to be mentors who are a little kinder but with good intentions too. Good day all.

You're almost always better off investing your $15k in something tangible - a junior partner in another deal; a small REIT; even a bank CD - than paying for coaching or mentoring that may be of dubious value.

Yes I will definitely use it to something else if I have that 15k. Thank you.

As others mentioned many gurus are salesman and will offer you the world. 100% financing doesn’t exist. He was probably going to offer you payment installments to get your money was what he was getting at next.

Don’t let this one person let you down, there are a ton of people on here willing to help those that want to learn and not get raked over the coals on fees.

That’s what I thought so too.  He was just going to use the 15k to fund his deals.  I dont know but I was too uncomfortable with him over the phone.  There is no way I would give him 15k even if I have it.  He does not have any people skills at all.

Quote from @Peter Vekselman:

smart move.  these team members will make or break you.  connect with other local investors that are doing well in your area and ask for referrals.

your key team members in the beginning

is a solid realtor to help you with values and back end exits and a solid contractor.  the other team members are not as critical and can be established as you start putting deals together.

attend as many real estate networking events as possible.

good luck...

Thank you Peter.
