Hi Brian,

Congrats on taking the first step. When you are looking to purchase your first SFH, don't just pick the first real estate agent you meet. It can be a lifelong partnership and it has to be a mutual fit. Your real estate agent can make or break your investment goals.

Interview multiple agents and ask them the challenges they face in this environment with getting favorable offers accepted. Make sure they have investments themselves and are vested into the local Tampa community.

Top questions I wold recommend

1. What size portfolios are they currently managing?

2. Ask for client references

3. Does the property manager have a general contractor on staff? or do they outsource to 3rd party?

4. Ask the property manager to check your deal analysis. A good property manager will be able to review your analysis and let you know if any of your assumptions are wrong and need to be changed. I always send them my spreadsheet analysis of a potential deal to get their feedback on.

Consider midtown Tampa and Ybor. Both on the up and up. But you will be about 30 minutes from Clearwater Beach.

I would say Tampa:

1. No state income tax
2. Low crime
3. There are four professional sports teams to cheer on!

In 2015, we completed the 2.5-mile Riverwalk which connects multiple arts / cultural centers with public parks and dining and shopping options. Walkability is increasing as we speak in the heart of the city!
