In my experience, 400 SFR should bring you 60-80k in gross short term rental income. I would target areas like VM Ybor, Seminole Heights and Wellswood. There are currently no restrictions on short term rental in Tampa proper (City of Tampa limits).

Yes, condos can be very lucrative, but as a poster mentioned above lots of them have restrictions and if they currently don't many of their HOA's are considering it as Tampa is becoming a hot spot for AirBNB travel.

Ideally you would find a 4 unit and use a FHA down payment and house hack 3 units. FHA max in (Tampa) Hillsborough County is 809,150 for a 4 unit. The tough part is getting a seller to accept a FHA loan in Tampa when we are getting flooded with above ask cash offers from investors in high price markets like NY / Cali.

Just like the stock market... time in the market beats timing the market.  Tampa Bay is land locked on 2 or 3 sides depending on how you look at it and they aren't building any more land!

I have used Believe Plumbing in Tampa to re-trench when I have done flips. About 13-5K on a 2 bathroom 1300-1600 sq foot house.

The average trench-less is approx half that price.  I would use the "Thumbtack" app to find a plumber who does trench-less pipe lining.

Airbnbs are illegal and banned in St. Pete... Yes, people still operate them but one noisy neighbor and code enforcement can turn your investment into a nightmare.

Look into Tampa proper (Tampa city limits) ...no restrictions on STR there. Also, research neighborhoods that are on the up and up such as Ybor, Wellswood and Seminole Heights. You'll get a healthy occupancy rate and can expect a large appreciation swing this year.

@Michael Stowers I personally live in South Tampa.  Judging from the limited information it appears like you will breakeven, perhaps? However, you can expect strong appreciation in South Tampa.

@Darius Stanczyk I would recommend you consider Tampa. We have the highest anticipated appreciation for 2022, beating out Austin for the first time.

Sports, beaches, you name it, tampa is booming. I personally have an Airbnb that is about 400k all in and produces 70k gross yearly.
