I would recommend starting with the max units a residential loan can do and that would be a quad 4 units. As others have said, yes it can be daunting, but a small MFH is just a SFR that has been scaled a little.

Hi Brandon, at our brokerage we have seen a sudden increase of interest in building ADUs from private investors and builders. With Tampa rents increasing the highest in the nation YOY more than any metro it might be the way to go for an additional source of income.

Below is some of the basic requirements to get a Tampa ADU building permit:

Accessory dwelling unit. The following specific standards shall be used in deciding an
application for approval of this use:
a. An accessory dwelling unit shall be limited to a maximum of nine hundred fifty (950)
square feet of living space.
b. An accessory dwelling unit may only be approved when the main residence is owner
occupied.
c. An accessory dwelling unit may be designed to be located within the single-family dwelling
with a separate entrance or in a conforming accessory structure; however, it may not be
located in a nonconforming accessory structure or structure made conforming as a result
of a variance. The existing accessory structure is 0.39 feet from the side yard; as a result,
staff cannot approve the request.
d. At no time may the number of occupant(s) of an accessory dwelling unit exceed two (2).
e. The special use permit shall be review annually by staff and if

We use Crulliance in Brandon for our real estate business taxes. Ruben owns the firm. He is excellent with his communication thru the secure portal. Ruben actually understands real estate deductions and does tax projections towards the end of the year. I have found lots of CPAs to be just passive accountants, Ruben is active and when he does a real estate tax projection in Q3 of each year; he than can custom advise on ways to reduce tax liabilities before December 31st.
