@Jim Banville I would thoroughly vet the HOA as many HOAs have a seasoning period before you can put a renter in there. Plus, Dunedin and nearly all of the coastal cities in Pinellas County have restrictions for short term rentals handicapping your prospective appreciation.

If you are handy, why not consider a 300k to 400k house in Tampa where there are no short term restrictions. A SFR will always appreciate faster than a condo, plus you will cash flow nicely and have no hassles with an outsourced STR vacation rental company managing it.

@Clara Anderson For Mid - hight appreciation, I would look at Tampa Heights, Ybor and Wellswood in Tampa.

In south Tampa, lots of fixers uppers are 3/1 block built in the 50s but your entry point will be in the low 300s at the very minimum.

@Gerardo Waisbaum Personally, I am buying STRs with a 20% minimum COC but I also crunch the numbers on them to see if they will cashflow as a LTR as well.

Find a solid team to work under as a buyer's agent. You'll have a heavy split in the beginning but you will learn everything you need to succeed for the long term.

@Mark Dillon I would lean on your realtor.  They should be your first stop and provide you a full rolodex of trades to get your business off the ground.

I have also found the Thumbtack app to be beneficial.

Hi @Michelle Reid,

Your first stop should be your agent. Interview a few agents and discover if they are investors themselves and what kind of properties they own... STR, multi, etc.

Ask them what kind of repairs and renovations they have done in the past. The agent should have most of the referrals you need!

From my experience, the property appraiser does not connect in any way to the building department. The property appraiser should be able to update it via Google satellite for total heated sq footage. One of my clients did this in Pinellas County.

As for getting the unpermitted work, permitted and approved with the building department, this is reasonably common and not a difficult task. You will have to hire an architect and apply for an after the fact permit. You will hire an engineer who will likely use a scope behind the walls to ensure electrical/ plumbing/ mechanical rough ins have been done correctly. The city will come out to do the final inspection to ensure the fixtures and everything is functioning correctly and up to code.
