Hi, I'm looking at a few multifamily properties in the Anacostia neighborhood of DC. I have mainly been focusing on VA properties so I am new to the DC market. I am aware of the 'tenant friendly' position that DC takes and I'm reading through a DC Tenant Bill of Rights document but I'd love to talk with someone who has landlord experience there. The multifamily that I'm looking at currently has section 8 renters however, I don't have a copy of the lease yet. I'm hesitant from the perspective of the high crime in the area but somewhat bullish on the development of the area. Anyone out there willing to talk with me?

Hi All, 

I'm looking at a 5 bdrm home in Woodbridge Virginia to purchase and rent out.  I haven't been looking in that area as I'm more focused inside the beltway but something came up that may look like a decent opportunity from a numbers perspective.  I am not as familiar with the rental market in Woodbridge and am wondering what the vacancy rate looks like for those who do landlord in Woodbridge.   On top of that, it is a 5 bdrm home so I'm thinking I'd get those looking for a 4 bedroom (and would consider the 5th bedroom a bonus).  My hesitation is what is the real demand for a 4 - 5 bedroom rental home in Woodbridge?  Anyone with any insight to offer would be much appreciated.

Hi, 

I was talking with a lender today about what their rates are as I'm looking into making an offer on a triplex. The mortgage guy told me that since I plan to put the property into an LLC (which I do) that he'd need to consider the property as 'commercial' which fetches higher rates. The fact that it would be in an LLC would mean at least a half a point higher. I've had many conversations with lenders/ brokers and this has never come up. Did I really miss this important relationship between an LLC and financing? Do all you LLC'ers really pay higher rates due to the fact that the property is considered commercial? Is there a way around this??
