Hi,

I have the opportunity to purchase a 3 bdrm 1.5 bath property located in Watervliet NY that sits on 1.5 acres. It is part of an estate sale. The home is in good condition however it hasn't been updated in a very long time. I am not familiar enough with this market, I don't I have a team out there and I don't live close by. Therefore, I don't really have an interest in investing in it myself. However, this *could* be a good deal for an established investor / developer who might be looking to either flip or build on this lot. Possibly divide the lot and build 2 homes. Post: Auxiliary meter for splitting water bill for duplex

Hi, 

Has anyone out there used a water auxiliary meter to create a separate measuring system for a duplex?   An auxiliary meter breaks out the water usage between 2 units based on their individual use of water.  The purpose is to be able to transfer the cost of water use from the landlord to the tenant.  I'm wondering how much of a hassle is it to calculate and bill the tenant each month and if there are any other things I should consider before I install one.    If anyone out there uses one of these to bill their tenants for water, I'd be very appreciative of any feedback you may have based on your experience.

Hi Tom, 

If the 'second home' you are referring to is an investment property, reach out to Victoria Kiser at Eagle Bank  to get a quote compare.   My experience with Eagle Bank has been that they are very investor friendly (I was able to get 15% down at a very good rate) and extremely competitive rates on investment properties.

Hi All, I recently BRRRR’d a 4 bedroom SFH in Pittsburgh and had section 8 tenants move in at the end of Dec. The property was approved for section 8 but we have just recently found out that the tenants no longer qualify as their income for 2017 was too high. The tenants cannot cover the full rent on their own and I had to chase them down for their small December payment amount that they owed. Anyone ever been in a similar situation? Anyone able to offer any words of advice? Kristina

Post: First OOS BRRRR in Pittsburgh - advice?

Hi, 

Barring anything big and unexpected jumping out during the inspection on Friday, I will be closing on a vacant 3bdrm SFH that will require some renovations. Expected renovations include: new windows, new flooring (carpet throughout mostly but a few rooms have hard wood), new paint throughout, landscaping/small patio work in back and stone work along steps and walk way, new light fixtures and other cosmetic items, possibly some repair to the slate roof and new kitchen (new cabinets, flooring and appliances).

I'm looking for advice/tips related to successful out of state reno'ing (not even sure what specifically i'm asking for here since I've never done it but I guess tips and tricks for successful management of a project like this from afar?).   

And, local advice on where to look for good deals on appliances and windows?  Also, if have a GC that you'd recommend, I'd be grateful for their contact information.

Hi, does anyone have a lawn care company or person they like for general mowing and annual clean up?   This is for a rental property so just looking for someone to perform the basics to keep the landscaping from getting out of hand.

Is anyone currently using one of the following property managers in Pittsburgh: 

Pioneer Realty Consultants

MACE property management

If so, would love to hear how your experience has been and whether or not you'd recommend them.  They both seem like solid property managers but I would love to verify that with people who have experience with them.   

I will be traveling to Pittsburgh this Saturday and hope to line up a few meetings with different property managers.  Any others that are highly recommended?
