Anyone own multifamilies in Anacostia neighborhood of DC?

Hi, I'm looking at a few multifamily properties in the Anacostia neighborhood of DC. I have mainly been focusing on VA properties so I am new to the DC market. I am aware of the 'tenant friendly' position that DC takes and I'm reading through a DC Tenant Bill of Rights document but I'd love to talk with someone who has landlord experience there. The multifamily that I'm looking at currently has section 8 renters however, I don't have a copy of the lease yet. I'm hesitant from the perspective of the high crime in the area but somewhat bullish on the development of the area. Anyone out there willing to talk with me?
