Watervliet NY SFH Property - Estate sale

I have the opportunity to purchase a 3 bdrm 1.5 bath property located in Watervliet NY that sits on 1.5 acres. It is part of an estate sale. The home is in good condition however it hasn't been updated in a very long time. I am not familiar enough with this market, I don't I have a team out there and I don't live close by. Therefore, I don't really have an interest in investing in it myself. However, this *could* be a good deal for an established investor / developer who might be looking to either flip or build on this lot. Possibly divide the lot and build 2 homes.
