There has been a lot of great information on this thread. The STR market is getting tougher, but definitely still some great areas to invest in. MTRs may be the way to go.

 Perhaps Meetup.com may be good, I've haven't searched there in years. However, I find a lot on Facebook and LinkedIn, believe it or not.

You've got the right idea. BP is a great place to start. Since you're looking at 5+, that is considered commercial, so I would seek out CREI networking groups. Still stay active in BP though because there is a lot of wisdom in this group.

 Go with your gut. I read this and it screams red flag to me. Personally, I would just deny them. However, if you don't want to immediately deny, then you gotta do your due diligence to cover your rear end. Call them to get clarification, ask for employment verification, do they have any other income besides employment?
