@Michael Baum, actually Florida State law dictates that if they open it up they can’t then go close it back, they are only allowed to be less restrictive.

Good morning BP fam!

We have some exciting things happening in Volusia County, Florida that may be actionable in the very near future.  Our new County Commissioner Chairman (and my friend), Jeff Brower, is making a point to open up unincorporated Volusia County (parts of Daytona Beach and surrounding areas) for short-term and vacation rental.  If this goes through, and I will know more after the meeting on March 2nd (as there seven Commissioners, so we need at least 3 more in support) there will be some great opportunities to snatch up properties here, however, I think things will go super fast as our inventory is already extremely low and once this happens, smart investors will go for what they can!   We expect a huge turnout at the meeting from investors and supporters as well as non-supporters so should be interesting. 

I will be speaking at the meeting to share my story of how I grew from one vacation rental in Daytona to now owning 17 properties and multiple local businesses and how all of my growth and reinvestment into the community stemmed from the incredible returns I make on my Vacation Rental investments.  I believe you can tune in live to watch the meeting.  If you want to hear more about my personal story and why I have become a vacation rental and long-term rental psycho and how my portfolio grew from ten thousand to millions using this strategy, just reach out to me. 

If you are looking to invest in short-term/vacation rentals in an affordable market that has had incredible returns for me, let me know and I can help you find a property here in Florida to add to your portfolio (I'm a licensed Realtor as well as investor).  

There are opportunities here for condotels, true condominiums, single family homes, gorgeous beachfront property and multi-family. 

Examples of returns we are getting:

2 bedroom condo purchased for $270k grossing $4-6k a month (depending on season and our major events). 

5 bedroom non-beachfront home purchased for $200k (would be $350k in today's market) grossing $6-$10k a month. 

5 bedroom beachfront home purchased for $1.25m grossing $10k-$20k a month (giant range based on events and current owners use the property for themselves about 40% of the time). 

There are homes available here that you can walk to the beach in less than 8 minutes for under $500k, some even closer to the beach!

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $225,000
Cash invested: $50,000

Outdated SFR that had long term tenants paying way under market. Purchased and have been renovating, starts vacation renting in March and we are already booking like crazy!

What made you interested in investing in this type of deal?

I love vacation rentals in this area, own quite a few and the return in incredible. Plus it helps improve our area.

How did you find this deal and how did you negotiate it?

How did you finance this deal?

Hard money that will convert to commercial loan. Around here right now cash deals win so I use hard money to pay cash and then figure out financing later. Not a strategy for everyone but works for me.

How did you add value to the deal?

Full renovation with adding a master bed and bath, furnishing entire house, upgraded basically everything.

What was the outcome?

I'm pre-booking rentals already before it's even done.

Lessons learned? Challenges?

Shop around for pricing with contractors-I had quotes with $75k variations!

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $347,000
Cash invested: $69,400

Triplex in the heart of Daytona. Was two 2/1 units and a 2/1.5. Converted 2/1.5 to 3 bedroom ($500 investment, we just put up a wall). Rented all three units in a couple weeks for $1000/$1100/$2000.

What made you interested in investing in this type of deal?

Great location and cashflow

How did you find this deal and how did you negotiate it?

Was showing to a client that wants to get into real estate investing who was scared to pull the trigger.

How did you finance this deal?

Hard money that will convert to commercial loan plus 20% down

How did you add value to the deal?

Made a sitting room a bedroom

What was the outcome?

Rented all units within a couple weeks

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $225,000

Dilapidated 1928 home on A1A, purchased, renovated, made adorable and now use as a vacation rental home that generates $60-$75k/annual revenue.

What made you interested in investing in this type of deal?

The house was located in an area zoned for vacation rental and we saw the writing on the wall that the city was about to start coming down on short-term rentals in residential zones so we snatched it up.

How did you find this deal and how did you negotiate it?

Found on the MLS.

How did you finance this deal?

1st year was hard money loan at 10%, after that we got a commercial loan at 5%. Put 20% down and made $25k in improvements (mostly kitchen) and since then haven't had to pay a dollar for it.

How did you add value to the deal?

I decorated it like crazy to make it a super fun beach getaway. We did some extra fun stuff with garage (added lots of games like ping-pong, foosball, etc). Used vibrant colors to make it stand out and turned kitchen/living room combo into a really neat space.

What was the outcome?

Amazing. We have rented the house out for as low as $48k a year (COVID shut us down for 3 months) to $72k a year. We are able to let friends and family use it at times. It's increased in value over $100k since we purchased it.

Lessons learned? Challenges?

Do the renovation on the front end...we did that here and it made all the difference.

Yes, invested in this with another agent that I have two other investments with, we share responsibilities and make it work.

@matthew lopiccolo completely agree and I currently have 17 properties located in Daytona & Fort Myers, both areas killing it....that was my point.  I don’t see how people are making $ in the ski areas especially when I compare to my Florida numbers.  I keep wanting to add new locations but my Daytona and Fort Myers numbers seem to be unbeatable.  Which is a good problem:). Glad to hear you’re killing it too!
