Sell the dog before it bites you again. Be thankful you only lost a finger or two and not your whole hand. Then shop for a better dog.

It is a reasonable expectation to require your paid manager to manage. It is also reasonable to expect them to order appropriately sized appliances. Modify this situation slightly, fridge is too large and doesn’t fit. Are you paying then?

Call them, tell them you’d like to squeeze in at the end of their showings window and why. Have something to offer them even if it’s only a coffee. Having friends to bounce ideas off of is a benefit to both people. You can learn from newbies and veterans alike.

Worst case scenario he says “don’t waste my time (insert 4 letter word here)” and you can always call back as a prospective applicant.

For the crayon / marker it’s the one final thing I’ll use oil primer on. Everything else gets Kilz Restorer (water based but right about as good as oil). Crayon especially bleeds through most any colour of paint even at coat #3.

With canned responses available on almost every single platform now,.. you will get a lot of this. My auto responder sends 10 Q’s. 1/3 fill it out completely, 1/3 disappear, 1/3 partially fill it out. Group A gets my attention and that’s about it.

If all you wanted was lost of responses, post great pics, and very little info. You’ll get a million replies asking top of the funnel type questions. Waste of time. Target 2-5 qualified responses per day. Replying with the number of bedrooms or lease requirements etc is a waste of time resulting from poor copy on most cases.

For every book/ author suggestion I recommend the following:

YouTube name + name of book. 99% of authors make the bulk of their income doing speaking gigs now. You’ll find great keynotes from almost all of them every time they release a book. They spend the year in hotels talking about it @ $10-$35k/ appearance instead of trying to mash out book sales at $2/ to the author. One of many factors that has lead the “bestseller” label to mean absolutely nothing is the million sub categories that amazon now identifies to aid this process.

HD Lowe’s and Costco will all have a local auction house that handles returns and discontinued/ overstock. Often the same auction house for all these retailers. I’m in Canada, and since both hockey and Costco are religion here I now own a beauty 65” TV purchased for less than half price. Why? Because at Christmas time when the World Junior tournament was last in Vancouver everyone wanted a sweet tv... then took advantage of Costco’s no questions asked return policy on January 5th. Then cheap buggers like me bought them on January 7th at 70% off.
