Hi Brett,

I'm not sure how it works for others, but for me, I look for private investors that have extra money in money market accounts , typically making less than 1-2%. I then partner with them at an agreed upon rate, somewhere between 8-12% ROI, and then make the deal happen. Person B in your scenario is doing all of the work other than writing the check. Person A, writes a check and takes the risk. You can minimize the risk by producing a solid business plan and a case study for the particular property you are looking for. Also, spotlight the work that Person B will be doing, and let Person A understand that there is a ton of work that you will be performing on your end. You can use this when negotiating a rate that is fair to the both of you. Hope this helps!

I'm looking to eventually get into investing in real estate full-time. Right now I'm looking for a couple of fix and flips a year, and I'm open to other strategies as well, buy and hold with cash out refinance is appealing to me. Since, I intend invest full-time and run my investments as a business, would it be best to form LLC prior to investing? All input is appreciated!

@Tim MacyThanks for the welcoming! I appreciate the advice as well. I'm looking to put together a team of local specialists. If we all know our specialty, and everyone does what they say they are going to do, things work out beautifully for everyone. I have been to several of the "pay for mentor" pitches, and haven't been impressed enough to pay for them. It seems as if I can get all of the info through my own research or through Bigger Pockets. I do see how they could be of benefit to some though.  I appreciate your incite, and I suspect we will be talking more in the near future.
