Post: Lease ends March 10. Tenant thinks they are out on March 1.

I have a lease signed till March 10, but my tenant says she’s giving 30 day notice to be out on the first. She had already let me know they would be moving out when the lease is up, so no problem there, but I had counted on them staying until March 10, and collecting another 1/3 month of rent. They have been great tenants, and I do plan on selling the house when they leave. Do I just let them leave on the first or should I notify her the lease is through the tenth? This house is my first rental property, and I am concerned about any legalities that may come up. Seems as if I could just let them move out and start rehabbing the property 10 days sooner than planned. Any input is appreciated.

I'm going to be flipping houses in the near future, have funding for first project, contractors lined up, and a LLC set up, etc. The question I have is, "What benefits should I be able to expect from an investor friendly realtor, and how do I find one?" Any input is appreciated. Thanks

I agree completely. Being a newbie, I do learn something new every time I go to one. Getting a different perspective as well as the networking make these events a lot of fun. But they do almost always lead to more money and a three day course. One must do due diligence, and decide what is best for themselves.

Hi Joe, I'm not to sure about that particular guru, but most of the info you need to learn to wholesale houses can be found on this website for free! I have found through personal experience that some "teachers" of investing will get you to come to an event for free or a small fee. At the event they then offer a 2-3 day course for more money, and then if your really interested after that, they may offer a mentor program for even more money. I have started using this website for research, networking, and finding connections for just about anything related to real estate investing that I need. Hope this helps! Best of Luck!
