I believe they work...however,

I can tell you as a former code enforcement director we would get tons of complaints about them and we would just rip them down as fast as they would go up. I think your success with them will be dependent on the aggressiveness of local code enforcement.

We never took anyone to court. That was to costly. But by ripping them down on a regular basis most got the message pretty quick not to waste their time and money putting them up. Other jurisdictions around me would go to court and assess fines of $50 per sign per day.

It can be the "norm." As Joe Gore said if you can show it now, close the deal.

Then...

Shop around for different lenders. Network with other investors in Memphis.

This is why you need to get the heat working! :)

Not really much you can do with the situation you are in. That older building likely does not have individual shut off valves and turning off the water at the street will shut off the water to your only tenant.

With the temps we just had and the duration of those temps I bet you will have one or two (I am up to six so far) that bust. Ask you tenant to call you immediately if he hears running water or sees water where it should not be.

It will not be that big of a deal if you catch it quick. Just shut off the water at the street and a good plumber can have things patched up pretty quickly.
