Very new in Leonardtown, MD
Good morning, all! Although I've long been interested in RE investment (primarily as a buy-and-hold passive income source), I'm a chicken with no experience and limited cash reserve who just never got serious. I never thought I could do it. But now I have to do it, and I'm really excited about taking this first step. Mortgages in Richmond, VA, can be significantly cheaper than rents, and my fine arts college student needs an affordable place to live. It's the perfect opportunity for me to get serious and educated. I've read the beginner's guide, love the forums, and am excited to learn from you all. Thank you very much for sharing your experience and knowledge here.

Thank you, @Mehran K. ! Very helpful, and I've hit my quota of downloaded spreadsheets for my first week, listened to some podcasts, found a wonderful broker who works for an investment firm (who happens to have loads of experience investing in the area I'm buying in), and my deadline is firm (I have to own by May). This is going to happen! I'm very excited about it....
