I'm in Wake County but I do inspect homes that way and have been looking at property as well.

@Jared Trindade Thanks for the note!

I agree many people have been challenged and even pushed out of the market in the last few years. I have always been one to diversify especially my income sources. That's honestly the only way I was able to get going was to tap the channels I had.

Would love to connect! Finishing up a project this week but shoot me a message and we can make it happen soon.

Cheers !

Hello BP Community,

I have made my way back to the proverbial start of my real estate journey. I learned a lot about real estate from the BP community and put some of that into action. I have been very busy as the last time I checked in here 3 years ago I was building homes and starting a new career inspections! The long short is Covid put a damper on some of my educational goals and I adjusted some and am very grateful and humble to announce I am a newly licensed home inspector a new business owner and just received my Inspector Building Level 1 certificate. I'm still doing construction projects I promised for a few customers this year as I continue the last few courses I need for home inspections (radon testing, thermal imaging, drone license) to be competitive in this market.

My career goals shifted from a municipal inspector to a home inspector/ entrepreneur but that's okay! It just proves that we have to adapt and put one foot in front of the other sometimes and plan as we move. I spent many weeks and months trying to realign my goals and aspirations after Covid left me largely unemployed into back working for myself. My combat related PTSD made these decisions almost painfully complicated at times as I tend to try and evaluate all possible scenarios. As I build my inspection business I will continue to do home flips, remodeling and small construction projects in conjunction with. I'm also still seriously considering getting my GC license in 2025 so that I start building rentals / affordable housing outside of Wake County but still in Central NC.

Sorry for the long winded post but I just wanted to say if you're in the Triangle or central North Carolina lets connect! I enjoy talking about real estate, home remodeling, inspections and I'm also big into fitness. Thanks for reading and have a great day.

@Lily S. Thanks for the advice! I'll def make it to one of the next meet ups. I currently work for Ekklesia Builders LLC, and worked for Accord Siteworks previously (commercial site work) and before that a property management company who mostly handles HOA maintenance.

Hello bigger pockets community,

My name is Kory Denny and I live in the Raleigh area of North Carolina. I currently work for a custom homebuilder and have been in the construction industry for five years. I have a wide range of experience as a carpenter and handyman.

I’m a veteran of the US Army, a recent college graduate and have a passion for building and real estate. I’m by no means a seasoned professional but I always receive excellent customer feedback and am not afraid to work! I currently work between 60 and 75 hours a week between two jobs and side work for myself. I’m looking to get away from one if not both jobs in 2020.

Within 3 to 6 months I plan on completing and testing for my level one building inspection course. Afterwords my intentions are to then start studying for my general contractor residential builder test. As I’m sure most everyone knows these types of commitments take both time and money.

I’m seeking advice, connections and the opportunity to work for some of our local BP investors. I took a break from the BP website but now I’m back and I just wanted to put myself out there and start back connecting :)

Thanks for reading my post and i look forward to connecting with you all.

I have been playing with the 2% rule in a spreadsheet. What I came up with is what I call the net income as a percentage of cost basis. First, I include renovation costs and purchase cost as the cost basis. Then I do a quick analysis of expenses, real estate taxes, insurance, management, vacancies, repairs, inspections. Then you simply divide the net income by the rent. This gives me the net income as percentage of cost basis.

My spreadsheet also shows me the projected rehab costs, the cost basis, (which is the purchase price plus the rehab), cost basis as a percentage of AVR (like for the 70% rule), equity, (which is simply the after repair value minus the cost basis), and net income per month. Now I have a sheet that I can use to evaluate a property.

Then have a sheet called comparisons that I link the metrics of the property evaluation sheets of the individual properties that I am considering and I have a metric that I can compare one property to another and see which one would perform better per dollar invested.

Would you be willing to share that? Sounds like you have a pretty good mouse trap.
