I'm not a flipper but work with a lot of them. The last couple months it feels like there is a lot thinner margin for error with flipping. Getting a deal in the right neighborhood is the biggest challenge. There are seemingly good potential deals all over Denver Metro, but its becoming increasingly risky to try a flip outside of the few established and sought-after neighborhoods in Denver.

@J Zhang, no not if you are an unlicensed broker in the state of Colorado. Different rules apply to brokers and property management companies, but the state is much more Laissez-faire with unlicensed homeowner landlords.

@Taylor Cook A specific attorney in your state (looks like CO) is the right person to answer this, but I have posed the same question to attorneys and my understanding of the answer echos the info other posters here have given. 

I believe the only way to get somewhat solid protection in this scenario is to have the title AND the loan in the LLCs name from the start (not in your name and then later quitclaiming it). Otherwise the corporate veil can easily be pierced as others have mentioned. The difficulty here is that conventional lenders will not allow you to purchase a primary residence as a LLC, so that strategy usually only works when you purchase investment properties

Hey @Vance Payne, Andrew Tierney with Orderly does property management. He manages an Airbnb for me, but i'm sure he could do mid-term/long-term for rent by room. That would be cake compared to Airbnbs ðŸ˜‚

I’ve had good experiences with Goosehead insurance brokers. The agent I normally use is leaving the industry but I’ve gotten recs for Lisa Arrison and Noah Taxman.
