I am also just starting out, and very curious about this topic!

@Joe McGovern For what it's worth, I joined some FB groups that post deals everyday, and contacted some wholesalers even though I am looking for a deal to go conventional path for my first property. I thought I'd start showing my faces to build the funnel slowly and gradually for future purposes! I have not started direct marketing yet, but maybe once I have a few properties under my belt...

I know this thread is almost a year old, but I am also curious how others make their deal funnel! I am slowly building my deal funnel (FB, wholesalers, MLS, Realtor.com, Redfins) but also thinking about adding direct mailing eventually. How are your marketing going? I'd like to know if there is anything else anybody else is doing!

Hello BP peeps!

I have been wondering about AirBnBing, and thought to ask some questions :)

I was wondering if there is anyone who buys units in apartments or townhouses with the purpose to run AirBnB. Where I live, in or around metro area, apartment units or townhouses seem to be more affordable options (my loan limits cannot afford majority of SFR or small multi in metro area) and I was wondering if apartment units are good for AirBnB as long as the number works and HOA allows AirBnBing?

If anyone has any stories or insights you are willing to share, I would love to learn what you experienced and have to say!

Hello fellow bp peeps.

I have one rookie question that I'd like to bother people with.

I am currently looking for my first property, and have been talking to wholesalers. All the listings have "cash price". I am wondering, do wholesale deals only accept cash offer? Or do you know of any instance where you could offer conventional?

Any advice would he wonderful!

I don't have any property yet, but currently I am personally looking for at least $150 cash flow per month with 30 yr, and 11% CoCROI since my stock portfolio is making about that much return.

Yeah when I was browsing through some of those online services (it is paid, so I did not purchase the lists) I was wondering the integrity of the data... So it is good to know! Thanks a lot for that info!

I will try to see if I can obtain any records from the county court, but I was wondering if it was worth any effort to do so, as I am not trying to wholesale, but rather to find off market deals for buy and hold.

In any case, thanks, and I wish you the best of luck on what you are doing.
