Deal Flow Sources To Build Funnel

Hello,

I am in the process of building out my deal funnel so I can continue analyzing deals off the MLS. I have access to the MLS, but there are not as many value adds, so I am primarily focused on building via off-market. I have tried the following, to no success (yet). Any strategies would be helpful.

For context, I am looking to BRRR in TX. I own two properties, which I procured via the MLS.

  • Wholesalers - reached out to ~15, only have access to one at the moment.
  • FSBO/Foreclosure/Pre-closure sites - setup searches
  • Realtor.com - set up searches
  • MLS - setup searches
  • Local FB Group

Any insights on how to build my funnel with the intention of increasing probability of finding a deal would be helpful. I am a tech savvy guy so I can scrape data easily and build lists, just need some guidance/wisdom/tips on where to start.
