Justin,

I would just keep that amount in a money market account while directing a percentage of the monthly cashflow to that account for capital expenses, vacancies and other items you may need to account for.

I agree with you there that there are so many ways to go in real estate that it can feel like you are chasing rabbits. Personally I like to LP in syndications when I am not running my own syndication deals as it is very hands off. 

I know there are a lot of companies out there that have wholesale and other investment listings with filters so individuals can select the property types they are specifically looking for so Im not sure it would be a homerun to them. 

For your personal Investments It is always good to have your set parameters that you are comfortable with and then live within those lines.

Hello Bigger Pockets family! Now im not trying to start a political debate but after months of being hit the hardest by Covid-19 and now Riots where commercial real estate is being targeted and destroyed are any of my bigger pockets friends still considering investing in Commercial Buildings (not apartments) or Commercial in the inner cities?

Looking forward to hearing your perspectives on where you think this sector of real estate will end up.

Personally I dont do any of my buy and hold sf investments in Utah as the market is too expensive here right now.

Im just west of Traverse by Thanksgiving point golf course, our HOA caps rentals at 10% as well. They also charge a rental fee of $800 a year to those who choose to rent their homes out. Not sure who on the HOA Agreed to that but they do enforce it.

Letters are great. If you are up to it Id even say drop by introduce yourself get to know the homeowner and their reasons for selling. Ask if they would consider you, follow up weekly and be as polite as possible.

Make sure you calculate all of the expenses in before you make the decision. It can be easy to say my mortgage is only $1500 and with two tenets paying $1000 im going to cashflow $500 however you have to plan for vacancy, capital expenses, PM Fee's Taxes etc before you can get your total cashflow amount.

Thats gonna be really hard to find. When does she plan on buying? A Seller financing deal might be ideal for her situation.
