Seller Financing is the way to go in terms of no money down deals.

Personally I like allowing pets because I can charge higher rents. We also have a non refundable pet deposit and in the lease we contract them to pay for any damage done by the pet. You will have to go over with them throughly and take a million photos with the tenet when they move in so you know exactly how it looked before hand. 

Also it may be a good idea to tell the tenet the cost of replacing each item up front so they know to keep it in pristine condition.

Over the last decade almost 1000 golf courses have closed due to the fact that no one plays golf haha This is a developers dream as the land is being freed up but not a good investment opportunity in my eyes as the market has consistently gone down over the past decade.

The simpliest way would be to JV. When you are talking about raising from everyone and taking small amounts that would fall under Regulation A. Reg D 506 C is only for accredited investors however you can advertise so that is a plus Rule 506 B allows you to raise from a pool of 35 contacts you know so that might be the way to go. Chat with a SEC attorney or check out their site for all the details.

If this is your first house that you plan to live in for at least one year then you can get in at 3.5% you will have mortgage insurance though however that is a low entry point to get into a home that you can rent the other rooms, other side or basement of while living there.

Personally I would just pull out the 10% keep 90% in stop contributing to it and start putting everything else into Real Estate. 

Would you borrow money at 10% probably not unless it was hardmoney on a very short term loan. So why would you pay 10% in taxes on your 401k
