@Michael Hassell Thank you! Yikes, yeah good to know. We had masks. It's located in Denver Heights. We plan to rent it for $600 a month. It was $430 before. We put about $2,500 into it. The duplex is attached to a bakery and they cover the mortgage payment with their rent. We have another side of the duplex to complete still...that will be a bigger project. Hopefully, rent that for $650-700.

@Rocky V. Ha, yes, that was a learning process. We had never done floors before and staggered the last room after doing the first one and realizing our mistake.

Some before and after pictures of a light rehab I'm working on in San Antonio. One-half of the duplex is almost completed. My friend and I did all the work in about 5 days. Flooring/painting/little projects that popped up along the way. Should be ready to rent in a few weeks!

@Will Pritchett Thank you for the suggestions, I really appreciate it. Yes, a lot of changes are happening in the area. I still may want to leave the bars on for now. That's funny, I didn't know about 10WA! Also, if you know any potential tenants send them my way, ha!

@Ross K. Thank you for your suggestions! Yes, we are going to fix up the roof for sure. Much of our budget won't go into aesthetics but I think curb appeal is important. May increase it but was just interested to see what people suggested for a low beget.  

--keeping window units for now. 

--yes, the front is used for parking. We should definitely make that look nicer.

Recently closed on this duplex in Denver Heights. We'd like to improve curb appeal for under $1,500. I'd like to hear all suggestions, though. We may take them into consideration for the future.

John Chapman thank you. Yes, I would definitely want to talk to them as well and explain the situation. Not simply send a cold letter and hope for the best. The property is actually in Denver Heights, in San Antonio. I was just wondering if there was a certain way to handle this. It's also an estate sale and getting information in a timely manner from the seller has been difficult.

I'll be closing on a duplex in October and need the tenants to move out (30 days) to make some renovations. I wanted to send a letter the day of closing to start the 30 days. What is the legal way of doing this in Texas? Simply sending a letter? If anybody has an example or any tips, I would appreciate it. I would also like to avoid an eviction process and have heard offering money/deposit back is helpful. Any tips would be much appreciated, thank you!
