@Mike White Thank you! We started in April and so far have around $15K profit. I know it will be way more next year. We had a lot of expenses this year to get it all ready. But I manage it myself so we are saving money that way.

I bought my house that I live in 4 years ago. It's a small 885 sqft 3 bed 1 bath home. I'm in the process of getting plans worked out with an architect to make it a 2,000 sqft home. Plan to put a studio apartment over the garage...yay house-hacking!

Anyway, I'm very new to construction/reno loans. I think that's the route I will have to go because I'll probably need $350K+ to rebuild this house right now. 

Has anyone worked with someone they love for this right now?

Has anyone worked on a large project like this recently? Any advice or things you wish you knew?

How much money do you typically need to do something like this?

I owe about $325K...plan to put $350-400K into it. ARV should be about $850-900K+

I have a property that I would like to list on Airbnb in Austin. I'm curious as to what is the typical rate with Airbnb property managers? I got a quote for 20% and they would charge me for cleaning fees on top of the 20%. That seems a bit high to me but not sure what is the standard. Also, how do the taxes work? Do they pay for the Airbnb tax since I'm assuming it will be set up through their Airbnb profile when they list the property. Thank you!

I just posted a blog about the numbers of our office hacking deal in Austin. I was wondering who else here office hacks in Austin? Do you mind talking through your numbers? When you did this and where in Austin?

Thanks @Caleb Richardson I think that has a lot to do with the age group of people who are renting these spaces out. My parents use VRBO (for now) I use Airbnb. I still think it's weirdly a bit of an untapped market in that area. People who are posting homes on Airbnb don't seem to know how to best utilize the platform. 

Does anyone have a rental property around Seaside/WaterColor or 30A? I've been going there for over 20 years with my family, my parents own property in Destin and my sister and I are looking to buy a vacation home/rental property in 30A/seaside. I started looking around at Airbnb's in the area and I think the majority are owned by rental companies or older people who don't really understand the best way to utilize airbnb. Any insight in the market or that area would be helpful! I know prices are expensive there but if we could just get the mortgage covered, that would be ok.
